Frequently Asked Questions
GSAS (Global Sustainability Assessment System) is the GCC region's green building rating system, administered by GORD (Gulf Organisation for Research and Development). It assesses buildings and infrastructure across 8 sustainability categories and awards star ratings based on performance. GSAS is the primary green building standard used in Qatar.
GSAS offers four main certification types: GSAS Design & Build (D&B) for new projects, GSAS Construction Management (CM) for projects under construction, GSAS Operations for existing buildings, and GSAS EPL (Energy Performance Label) for energy centre efficiency rating. Each has specific criteria and assessment methodologies.
GSAS certification is required for all government and semi-government buildings in Qatar under Public Works Authority (Ashghal) requirements. It is also increasingly required by major developers and is aligned with Qatar National Vision 2030's Environmental Development Pillar. Private sector projects pursuing GSAS gain competitive advantage in the Qatar market.
GSAS D&B certification typically takes 3–6 months from registration to certification, depending on project complexity and documentation readiness. CM certification runs concurrently with construction activities. Operations certification depends on operational data availability and building management system maturity.
GSAS assesses projects across: (1) Urban Connectivity — transport, amenities, land use; (2) Site — ecology, stormwater, heat island; (3) Energy — consumption, efficiency, renewables; (4) Water — consumption, recycling, landscaping; (5) Materials — lifecycle, recycled content, regional sourcing; (6) Indoor Environment — air quality, thermal comfort, lighting, acoustics; (7) Cultural & Economic Value — heritage, accessibility, economic impact; (8) Management & Operations — commissioning, maintenance, monitoring.
